Since its acquisition of Aviation Station in 2018, Blue Ocean has made tremendous progress on the property – overhauling its aging infrastructure and building envelope systems. To date, Blue Ocean has invested over 6MM in new roofing systems, electrical services, and the expansion of loading dock areas. Continued progress is achieved daily on the renovation and rehabilitation front.

The project is well positioned to take advantage of the sizable shift in commercial real estate supply and demand drivers. With significant capabilities to offer businesses various options for space in the logistics, warehousing, manufacturing, and flex sectors, we expect that Aviation Station will find many suitors upon the completion of the rehabilitation.

Blue Ocean’s vision, recently covered by the National Association for Industrial and Office Parks (NAIOP), is to repurpose this currently dormant site for businesses seeking a highly desirable location given its proximity to I95, I695, the Port of Baltimore and 800′ away from a MARC train station carrying passengers to and from Downtown Baltimore and Washington DC.

Our business plan has been well-vetted and developed. We have solved for various entitlement, government incentive, and environmental obstacles that previously existed. With all approvals and incentives in place, we aim to quickly and efficiently complete the build-out and have the space tenant ready within the next 18 months.
